Bridge Lending

Giness Capital is a private commercial real estate lender whose primary objective is to meet our borrower's need for short-term bridge financing with efficiency, flexibility and professionalism.

A lot of banks have an increased number of loans that have come due and the sponsors/operators are unable to sell or refinance and have fallen behind on payments. If you have any assets on your books, you would like to move, we can help. We provide competitive bids on assets backed by real estate. This includes:

  •  Real Estate Owned (REO) Assets
  • assets past due
  • assets in nonaccrual status
  • re-performing assets
  • loans that are current

We like second mortgages. We are very familiar with reviewing and analyzing commercial assets and 1 to 4 residential pools or (tapes).

An Intermediary

Sometimes we act as an intermediary between buyer and seller.

Over the years we have noticed a number of banks with nonperforming loans increasing at a very fast rate. We come in contact with a number of commercial investment companies, developers and operators looking for the right value added property or development project to purchase. We have buyers for a bank’s nonperforming, nonaccrual, re-performing and REO assets. This included 1-4 family residential, multifamily, commercial and industrial/storage assets. We have lenders who are very interested in funding Debtor In Possession (DIP) borrowers/operators going through Chapter 11 Bankruptcy.

DIP Financing

We fund Debtor In Possession financing (DIP financing). This is a special form of financing granted to companies in financial trouble. Usually these companies are in Chapter 11 Bankruptcy. The unique feature of a DIP loan is that the bankruptcy court usually grants a super-priority status to the new loan. Giness Capital has substantive experience in this type of financing. We understand the “Stalking Horse Bid” and 363 Sale and a “White Knight” transaction as they apply to Debtor In Possession Financing in the bankruptcy court.

PLN Investors

Private Lender's Network™ (PLN) consists of Individual Investors, IRA's, Trusts, Pension Plans, LLC's, Corporations, etc. The PLN is setup to fund 1st Position Trust Deeds, also known mortgage loans. The investor's monies are secured by loans on residential & commercial investment real estate properties. Lenders are placed directly on the note & deed of trust, which can be fractionalized among several lenders or wholly funded by one lender. The loans must meet strict underwriting and due diligence requirements. All loans funded through the PLN are individually processed and fully underwritten before funded. The short terms loans are typically 12-60 months with interest only payments due monthly. Interest payments are usually distributed monthly to Lenders.
